We appreciate that you may have questions about a quick, direct property sale, especially as many of you will have only ever sold a house on the open market with an estate agent.

How long does a sale take?

If speed is important we can usually exchange within 7 to 10 days, or even less if you need. We have also helped many people within hours of facing repossession or eviction. We always work closely with you throughout the sales process, keep you up to date with what's happening, and recommend solicitors who we know will act quickly too.

If you wish, we are happy to exchange contracts to give you the security of a legally binding sale, and then arrange the sales completion to coincide with your house move or new purchase (although this is usually a maximum of 6 months, we can also come to a longer-term agreement).

If you don't want to move out of your home we can also find solutions which will allow you to rent-back and eventually buy back your property, so you can remain settled where you are.

I am in arrears with mortgage payments - can you still help me?

Yes, we usually can, as long as you have some equity in the property.

We'll assess if a quick property sale is best for you or whether short-term equity could enable you to sell at an open-market price. We can also offer you the opportunity to stay on as tenants through our rent-back scheme, or "Rent to Buy" scheme, which means you can buy the house back from us at a fair price (agreed in advance).

We've also helped many people facing repossession, who have been within hours of being evicted, so contact us now, it is never too late.

How quickly do I have to leave the property?

We fit in with your circumstances. We can allow you to stay in the property for a maximum of 6 months (sometimes longer by prior arrangement). We also offer rent- back plans at market rates, and "Rent to buy" schemes so you can buy your house back at a pre-agreed price when your situation improves.

What will it cost me?

There are no hidden fees with our service - no extra estate agency, legal or valuation costs.

If your property is already for sale with an estate agent, you may have to pay them a fee, but you won't have to pay us anything. Unlike some companies who charge for a survey before they will even make you an offer, we'll give you a valuation without cost or obligation. We'll also pay your legal fees (up to _500) for your own solicitor or one recommended by us.

What sort of properties do you buy?

We buy all types of residential property, mainly houses and flats.

Do you buy property in any condition?

Yes. Many of the properties we buy are in need of some improvement, which is why they are often harder to sell through estate agents.

Do you buy properties in all areas?

Yes. We are a national company and buy properties throughout England, Scotland, Wales and Northern Ireland.

How do your prices compare to those I'd get from an estate agent?

It depends on a number of factors, including the type and location of the property. We usually pay between 75% and 90% of the open-market value (the price you agree with a vendor within 6 weeks if selling the property through an estate agent).

You're more likely to achieve a higher price on the open market but there are no guarantees of a quick sale, plus you'll still have to pay additional costs such as estate agency fees. We also help you to find a solution beyond the property sale - whether it be rent-back schemes or a quick release of funds for your next property.

Do you buy investment properties?

Yes. We're happy to buy a property that you have bought to let. We offer flexible financing solutions that work for you. This may enable you to achieve more for your investment than you would get with a straightforward open-market sale.

Do you buy properties with tenants in situ?

Yes. We're happy to give you a quick property sale with tenants in place, even non-paying tenants.

How long do I have to decide whether to accept your offer?

Our offer is valid for 28 days. You may still be able to proceed when this date has passed, although we might have to reassess your situation and update our offer.
